Our leasing process

Applying for a professionally managed home

Our furnished homes are leased by application, not booked like a vacation rental. Here is every step, from a free housing request to move-in.

  1. Submit a housing request

Free. Tell us what you need: location, move-in timing, budget, space and parking. We don't ask for credit information, criminal history, Social Security numbers or screening fees at this stage.

    • Submitting a housing request allows our management team to review your needs and consider you for suitable available or upcoming properties. Submission does not guarantee a showing, rental approval, or property availability.
  2. Management review

Our team reviews each request using documented, objective criteria applied the same way to everyone. A person makes every decision; nothing is approved automatically.

  3. Invitation to view

If a suitable home is available and your request is selected to proceed, we'll contact you to schedule an in-person viewing or a virtual tour, where available.

    • A viewing invitation isn't an approval.
    • Viewings are scheduled and attended with management; the website never grants access to a property.
  4. Formal rental application

After your viewing, you can choose to apply. Screening is handled by an established third-party screening service, only with your written authorization.

    • May include identity verification, rental history, relevant income verification, a credit check and background screening
    • Required disclosures are provided before you authorize screening
    • Any lawful screening fee is clearly disclosed before it's collected
    • If we can't approve an application based on a screening report, you'll receive the notices required by law
  5. Approval & lease

If approved, choose an available initial term, a one-month or three-month lease. Management confirms dates and sends your lease for secure electronic signature.

    • Utilities (up to a monthly cap) and high-speed internet are included in rent; the security deposit and any add-on services are set out in your lease
    • Initial rent and deposit are paid through a secure payment provider
    • Receipts and invoices for every payment
  6. Move-in

Once your lease is signed and move-in payments are complete, you'll receive your move-in confirmation.

    • Property address and arrival instructions
    • Self check-in and smart-lock instructions
    • House information and maintenance contacts
    • Copies of your lease and payment documents
  7. Month-to-month continuation

Near the end of your initial term, you can ask to continue month to month.

    • Continuation may be offered if you're in good standing and management approves
    • It follows the terms of your signed lease and applicable law
    • Updated written terms are provided when required, and any change in rent is made only where lawful and agreed
BookingKY is an Equal Housing Opportunity provider. Every applicant is reviewed using the same written rental criteria, whatever brings them to the area. You don't need to work in a particular field to apply, and you can ask for a reasonable accommodation at any point in the process.

Common questions

Is a housing request the same as a rental application?

No. A housing request is a free, no-obligation first step. The formal application, with screening, comes later and only if you're invited after viewing a home.

Are the screening criteria the same for everyone?

Yes. Every applicant is evaluated using the same written rental criteria. They're provided in writing before you authorize screening.

Can I rent without viewing the home?

Viewings are part of our process. Where an in-person visit isn't practical, ask whether a virtual tour is available.

Can my lease automatically renew?

Not automatically. You can request a month-to-month continuation near the end of your initial term. It's offered at management's approval and under the terms of your signed lease and applicable law.
